COMFORTABLE
Air Sealing
There is a reason this is first on the list. This is the most important aspect in building a comfortable house; without proper air sealing you will have a leaky, drafty house open to bugs and contaminants (pollen).
Ductless Mini-Splits
High-seer, variable refrigerant flow, dehumidification etc. These units are highly efficient and superior to forced air systems and can also be controlled room to room.
Windows
We utilize high U-factor and low solar gain coefficient casement or fixed glass windows (egress bedroom windows are single hung). This produces a tight, cool envelope that is very comfortable.
High Ceilings
Nine or ten foot ceilings make modest space feel huge.
Attic Conditioning
In homes with attics, we use a strategy of spray foam insulation on the underside of the roof deck which makes for a cool, comfortable attic. The attic is also air sealed because it is conditioned.

EFFICIENT
Air Sealing
Again, air sealing is first on the list. This is the most important aspect in building a comfortable house; without proper air sealing you will have a leaky, drafty house open to bugs and contaminants (pollen).
Advanced Framing
Exterior walls are framed with 2×6’s 24″ on center, two-stud corners, and insulated headers. This provides more room for insulation.
Insulation
Not only are stud bays filled with dense pack cellulose or spray foam but the entire envelope is wrapped in rigid insulation.
Materials
White TPO instead of heat-attracting black shingles, 1″ rainscreen behind siding instead of no air gap, energy-sipping appliances like hybrid heat pump water heaters instead of energy hogs like tankless and traditional heaters.
Monopoly Style
Building in monopoly style allows for a seamless air seal from foundation up walls over roof and back down. Eaves and overhangs are added later to make air sealing easier.

Operating Expenses
Very low carrying costs means you keep your cash every month.
Simple, Spacious floor plans
We can build a 1,400 sq/ft home and make it feel like it’s 1,800 sq/ft. With an open concept, clever storage, high ceilings, pocket doors, etc you can downsize slightly and save money without sacrificing comfort or storage.
Modest Spaces
Form follows function and there is no reason you need a 5,000 sq/ft home. In most cases, there is little to no reason you need a 2,500 sq/ft home.
Mid-tier Finishes
We love building sleek, modern homes. The finishes, materials, and aesthetic that really get our juices going are really expensive. This is where we sacrifice our convictions for the sake of the sticker price. As sharp and sleek as European White Oak flooring is, it costs $15/sq ft minimum. Do you want to have $25k tied up in a floor…the thing you walk on with your nasty feet? You CAN have a beautiful and durable floor for $3/sq ft
